Bridging Goes Mainstream: What It Means for South West Borrowers

loans

If you asked most borrowers ten years ago what a bridging loan was, they would have described it as a last resort. That perception is changing — fast.

Industry figures for the final quarter of 2025 show bridging completions reaching £2.5 billion, up 42% on the same period in 2024. More telling still, borrowers and brokers are now approaching lenders specifically asking for bridging finance — not as a fallback, but as a first choice. Bridging has, in short, gone mainstream.

Why the shift?
High street lenders continue to apply rigid income assessments and slow underwriting processes that simply do not suit the pace of modern property transactions. Meanwhile, the property market in the South West has remained active, with motivated buyers needing to move quickly on auction purchases, probate properties, and development opportunities.

At Bricks Finance, we have been lending across the South West since 2015. We use our own funds and those of a small community of local investors, which means we make our own decisions — without committees, credit panels or distant head offices. Bridging going mainstream is welcome news. If you are considering a bridging loan for a purchase, development, or to release equity quickly, contact our team today.
