Regulated explained

The advantage of a regulated bridging loan is that is regulated by the Financial Conduct Authority (FCA), which is a British Government agency that is responsible for protecting consumers. It means you are protected from incorrect advice or mis-selling and this protection is made exclusively for consumers and their own homes.

Mortgages and loans used for commercial or business-related purchases tend not to be regulated by the FCA.

Whether or not a bridging loan is ‘regulated’ or ‘unregulated depends on who is living at the property offered as security. If it is the borrower or a close member of their family, then the loan is regulated. If the borrower does not reside at the security property but has plans to do so, then the loan will be regulated.

In order to provide a regulated loan a lender must be authorised by the Financial Conduct Authority (FCA). Bricks Finance is authorised by the FCA to provide regulated loans. We also provide unregulated loans.

To be authorised, a lender must observe strict rules as set out by the FCA. It also approves the key individuals within the firm, including all directors and certain others holding key positions, such as Compliance Officers. The FCA must be comfortable that the individuals are fit and proper to take on these roles.
